Frequently asked questions

Are all Midwest Custom Homes homes fully custom?
Yes. Every home we build is a fully custom home, constructed from architectural plans developed for that specific homeowner and property.
Do you offer pre-designed floor plans or models?
No. We do not sell stock plans, preset models, or standard packages. Homes and plans shown on this website are examples of custom work, not selectable offerings.
Do I need architectural plans before contacting you?
No. Many homeowners reach out well before design begins. If you have plans, we can review them; if you don't, we can talk through where you are and what makes sense next.
Can you work with my architect?
Potentially. If you already have an architect or architectural plans, we can discuss them as part of the initial conversation and determine the best approach for your project.
Can I use one of your previous homes as inspiration?
Absolutely. Previous homes are useful as inspiration and as a way to talk about what you like. Your home is still designed around you rather than repeated from a prior build.
Do I need to already own land?
Not necessarily. Homeowners contact us at different stages — land purchased, under contract, or still looking. Let us know where you are and we'll take it from there.
What areas do you build in?
Topeka, Kansas is our primary local market. We serve clients across Kansas and select projects in portions of Missouri, Nebraska, and Oklahoma.
How early should I contact you before I want construction to begin?
Project timing depends on the home, design process, current schedule, site conditions, and other project-specific factors. We can discuss current availability and a realistic timeline during the initial conversation.
How does the custom-home building process work?
It generally moves from an initial conversation, to design and planning, to refining selections and details, to construction, and finally to completion. Our Process page walks through each stage.
What should I have ready for the first conversation?
Anything that helps describe what you're picturing: the location or property, rough size and layout ideas, any plans or inspiration you've collected, your general timeline, and the budget range you have in mind.
